Result

Modification of the project to ensure direct access to the garden in the living area and large glass surfaces to open the interior spaces to the magnificent view and greenery. Retention of 90% of the works already carried out. The unsuccessful real estate transaction, through the project revision, turned into a success as all individual units were quickly sold. Increase in commercial value: + CHF 2 million.

Procedure

Initial situation
The client had been offered the purchase of a complex of four single-family houses, built in a raw state (only the structural part in reinforced concrete was built) around a large common underground garage. The former owner, a property developer, had failed to sell any of the units under construction and had consequently gone bankrupt.

Proposal of a project modification. I proposed to ‘cut’ the main reinforced concrete façade on the downstream side towards the view of the city and the lake and replace it with a real new façade with large openings.
