In 6 working days and with a variant that did not burden the realisation time, compared to the initial project, attractiveness, profitability and real estate value were significantly increased. The project variant, which was approved and implemented, has been positively received by the market. All flats were rented out even before completion. Increase in commercial value: + CHF 2-3 million.

Initial situation
Building plot on the hill of Coldrerio, with building permit for the renovation of four rural buildings for a total of 1,700 m² of residential rental area.
Phase 1 - Contact (1/2 working day)
Analysis of the approved project, to assess areas for improvement based on market potential.
Phase 2 - Proposal (2 working days incl. presentation)
Development and evaluation of different scenarios based on the analysis of the data and information gathered. Presentation of the results of the analysis and proposal to change the layout of the individual building blocks. A vertical arrangement of the individual building units was suggested, which would be provided with a generous outdoor space or at least a large terrace with a view of the meadows and vineyards, subject to a change in the terrain. Presentation of the profitability calculation of the proposed scenario.
