Result

The study carried out allowed us to demonstrate that, through the implementation of the concepts we developed for the forthcoming renovation of the building, by means of a correct reorganisation of the spaces, plant engineering and façade system, it was possible to achieve a considerable increase in commercial value compared to maintaining the existing administrative-commercial use. The scenarios developed showed that the building could be converted into luxury flats for the self-sufficient elderly after total renovation to ensure maximum space flexibility. Increase in commercial value: + CHF 30 million.

Procedure

Initial situation Complex built in the city centre with a commercial-administrative destination. The complex, nearing the end of its first life cycle, was designed for administrative use.

Phase 1 - Analysis
Analysis of the building (remaining life of the systems). Identification of latent potentials. Development of scenarios for leasing and for sale. Calculation of the profitability and implementation cost of the different scenarios (comparative tables).

Phase 2 - Proposal
Proposal of a renovation concept such that space and destination flexibility was ensured. I could demonstrate that with a change in the façade, the built volumes could also be suitable for residential use. The modification of the building concept not only increased the attractiveness of the interior volumes for residential use as well, but also could free up important space for vehicle parking. The elaborated renovation concept could be implemented in stages. Presentation of the profitability calculation based on the elaborated scenarios.
