Result

Insertion at zero cost of a photovoltaic system on a roof for which the waterproof covering had to be renewed. The cost of the variant presented was similar to that of the redevelopment proposed 10 years earlier, with the advantage of constructing one of the largest photovoltaic power plants in the canton of Ticino and an energy production of 640,000 kWh per year for a value of over CHF 1.2 million/year. Given the cost of the intervention and the high degree of self-consumption, I could demonstrate that the entire investment, including the resolution of the waterproofing issue, would be amortised in just 5 years.

Procedure

Initial situation
The roof of the building had been suffering from waterproofing problems for several years. The estimated cost for its renovation to make it waterproof again was estimated at CHF 5 million in a study carried out 10 years earlier.

Phase 1 - Analysis
Analysis of the data and proposal to the customer of an alternative solution to the one developed 10 years earlier, with the insertion of a photovoltaic power plant on the roof.

Phase 2 - Proposal
Elaboration of a project that, instead of a complicated and costly renovation of the roof insulation (which has a tank-like morphology with numerous edges and junctions), envisages a new metal carpentry roof superimposed on the existing roof, with the insertion of large semi-transparent photovoltaic modules between the load-bearing elements.
