Result

In two months, a concept was developed for the transformation of an industrial area into high-density mixed-use residential, administrative, commercial and artisanal districts. The urban planning project and its contents were favourably received by the city council.

Procedure

Initial situation
The industrial area, formerly owned by a large chemical industry, was divided into several properties. I proposed to the client, wishing to proceed with the development of the compartment, to abandon the industrial destination and to transform the area into a mixed neighbourhood (the zoning plan did not actually impose any specific destination, nor did it provide any indications on modalities, destinations and logistics).

Phase 1 - Analysis
Analysis of the area and its specific features. Definition of a new logistical concept, for access to the compartment (to solve the problem of crossing the village core), for mobility within the compartment and for vehicle storage.

Phase 2 - Proposal
Development of an outline project with high settlement density and mix of destinations. The proposal envisaged great flexibility of implementation both in terms of the type of destination, the cut of individual units, and the possible implementation in successive stages.

Phase 3 - Assignment of the 1:200 scale project to deltaZERO architects and presentation to the municipal authority. The municipality accepted the implementation principle and authorised the subsequent project development.
